1. Register
You can register with HUH Property
by telephone or by visiting our office. By registering we can
keep you informed on what properties are available and we can do
regular tenant and property matches for you. We will update you
by email or by telephone.
2.
Property Search
As explained above we will do
regular property matches for you. However, you can also search
for your new home by doing searches yourself, using our online
search facility on the right hand side. You can visit our office
and browse through the properties that are displayed. The
properties will also be available on our website, as well as our
local paper (Huddersfield Examiner) on a Thursday in the
property section.
3.
Accompanied Viewings
Here at HUH Property we make sure
we set up viewings as quickly as possible as we do have a high
turn around for the properties that come onto the market.
Appointment times are usually between the hours of 10am to 5pm
Monday to Friday. However we also offer viewing outside of these
hours, if required.

Found Your
Ideal Home?
As soon as you have found a
suitable property you can begin the next step of the renting
process.
A non refundable reservation fee
of £200 is to be paid. This is £100 towards the deposit of the
property (bond) and a £100 administration fee. The property will
be reserved for 7 days from the date the reservation fee has
been paid. In the meantime you will have to provide us with the
required identification and details of references. One reference
must be from your current employer and the other a character
reference from a person who has known you for the past 3 years.
A basic credit check will also be carried out. Once the
information has been provided, completed and accepted by the
Landlord we will be able to let you know and agree a move in
day.
5.
The Tenancy
Agreement
Once all your details have been
verified and both the agent and Landlord are happy the relevant
paperwork will be drawn up. The tenancy agreement will now be
completed and the remainder of the deposit and rent amount will
need to be paid.
6.
Inventory
The inventory of the contents in
the property and the general condition of the property is
undertaken on the tenancy commencement day and a copy will be
provided to the tenant and Landlord.
7.
Rent and
Deposit
One month or 4 weeks rent will be
paid in advance together with the bond. This bond is usually the
equivalent of the rent amount. (Please note that the bond will
be less the £100 already paid on reservation.) The bond will be
reimbursed subject to the terms on the tenancy agreement and the
findings on the inventory check out.
8.
Tenant
Responsibilities
All the tenant and Landlord
responsibilities are outlined in the tenancy agreement. You are
advised to read the agreement carefully before signing it and
raise any queries you have before signing. Your deposit is
usually held by the agent. |
